How is EMI calculated?

EMI = P × r × (1+r)^n / ((1+r)^n − 1), with P the loan, r the monthly rate (annual ÷ 12) and n the number of months. Early EMIs are mostly interest; the principal share grows every year.

Should I take a longer tenure?

A longer tenure lowers the EMI but raises total interest a lot: ₹50 lakh at 8.5% costs ₹54 lakh interest over 20 years and ₹88 lakh over 30. Prepaying even one extra EMI a year cuts years off the loan.
